This $9 million award winning project involved renovating and restoring a 52,000 square foot building formerly known as the Vaughn Knitting Mills into exciting, efficient classroom and studio space for the Montgomery County Community College's West Campus. Original structures on this property date back to the colonial era and in 2005 this project had undergone a dramatic transformation, including extensive environmental work. The project received an award from the National Housing and Rehabilitation Association's J. Timothy Anderson Award for Excellence in Historic Rehabilitation.

Historic Tax Credit Projects

Including the former world headquarters of Levitz Furniture, was developed as a mixed-use office/retail facility, and is a cornerstone of a "Downtown Revitalization" program. For the Montgomery County community, these buildings have been revived as active office/retail uses while retaining the period architectural design with attractive efficient uses for the 21st century.
Vesper Development has successfully negotiated challenging historical redevelopment projects and was at the forefront of this newly enacted legislation in New Jersey in 1982. Other subsequent historic tax credit projects involved a historic industrial park development on 1986 in Bucks County, and the Community College project in Montgomery County during 2006.

Montgomery and Chester Counties Sub-divisions
Over the years we have developed over 1,000 acres of land for many development uses. Recently we have designed and engineered various residential, industrial and mixed-use subdivisions in Montgomery County and Chester County.
Industrial Land-Use
1980's: Over a course of a decade, Vesper acquired and entitled multiple land development projects consisting of over 1,000 acres for mining and industrial uses in Gloucester, Bucks, Hunterdon and Monmouth Counties. These entitlements often included complicated reviews and approvals by many various state and local agencies.
Innovative Mixed-Use Land Designs
In the 1990's, Vesper syndicated many private land deals including a 50 acre mixed-use town center plan of which was one of the first in the region to embrace the new "urbanism" concept. This $4 million land sale was designed and entitled as an innovative "new urbanism" mixed-use facility near Princeton, New Jersey.

Re-Development of "Brownfields"
Riverside Industrial Complex
Bristol, PA
This former paper mill was transformed into a thriving industrial and office park with a deep-water port facility known as Riverside Industrial Park. This $10 million Brownfield industrial redevelopment project comprised 450,000 square feet of historical buildings renovated into viable, profitable, multi-tenanted warehouse manufacturing space. Vesper developed this private port facility in concert with state and local redevelopment agencies and had achieved nearly full occupancy with tenants such as VIACOM AND U.S. Steel during the early 1990's. In 1996 this project earned one of the Outstanding Industrial Renovation Project awards from the Tri-State Real Estate Journal.
